Project IM.3 / Renovation of a 280 m² Architect’s Villa (1994) and Its 900 m² Outdoor Spaces
Project IM.3 is the complete transformation of a 280 m² architect-designed villa built in 1994, together with its 900 m² of exterior spaces. The intervention reinterprets the original architectural identity of the house while elevating it to contemporary standards of comfort, materiality, and spatial coherence.
Exterior Transformation
The outdoor redesign includes the full renovation of the existing pool, finished with Bali stone to enhance the water’s depth and natural reflections. The terraces have been extended and resurfaced with Egyptian stone, creating a warm and continuous mineral landscape around the house.
The façade underwent a complete refurbishment with new exterior renderings and the replacement of all wooden elements, restoring the villa’s original clarity. A new garden lighting system and a refined landscaping strategy were introduced to shape a calm, sculptural atmosphere throughout the property.
Interior Renovation
The interior renovation of Project IM.3 is a complete redefinition of the villa’s spatial identity. Every room was redesigned from the ground up, combining architectural precision, bespoke craftsmanship, and a contemporary reinterpretation of the home’s 1990s structure.
The project begins with the full replacement of all interior finishes. New large-format tiles were installed to create a sense of continuity and visual calm, grounding the living spaces in a clean, monolithic surface. All walls and ceilings were repainted after a complete overhaul of the electrical and heating systems, allowing the villa to benefit from modern comfort while remaining faithful to its architectural origins.
A central element of the renovation is the creation of custom-made interior joinery, designed to bring both functional clarity and material richness. Walnut wood is used throughout the home, in smooth planes and fluted textures adding warmth, rhythm, and depth to the interior composition. This materiality is balanced by bold elements of black-and-white marble, introducing a dramatic mineral contrast that anchors the palette.
One of the signature pieces of the project is the 3-meter-long suspended washbasin, crafted as a single bespoke block and supported by steel IPN beams left intentionally visible. Paired with integrated wall-mounted faucets, it becomes both an architectural gesture and a technical feat, combining raw structure with refined detailing.
Soft curves were introduced into key areas of the house to echo the existing lines of the original architecture. These rounded transitions soften circulation paths, enhance fluidity, and create a subtle dialogue between the villa’s past and its renewed contemporary character.
A 3.20-meter custom light fixture, designed as a vertical sculptural element, punctuates the interior and draws the eye upward, giving the space a sense of height and dramatic presence.
Throughout the renovation, a thoughtful interplay of reliefs and textures enriches the spatial experience: fluted walnut, kit-kat ceramic tiling, structured surfaces, and carefully controlled lighting all contribute to a layered, tactile atmosphere.
The result is an interior that feels both meticulously crafted and boldly expressive, where technical rigor meets architectural elegance, and where every detail contributes to a unified vision.
